Call and describe the water
Call and describe where the water is coming from, how many rooms it has reached, whether it has stopped and the property ZIP, to check whether an independent provider is available.
From the first phone call to the last moisture reading, here is how a water damage job runs at a Cypress property, what you approve at each stage and what is expected of you in between.
Call and describe where the water is coming from, how many rooms it has reached, whether it has stopped and the property ZIP, to check whether an independent provider is available.
The provider may talk you through shutting off the supply at the fixture or the meter, keeping people away from wet flooring near electrics, and photographing rooms before anything is moved. Nothing you have to force.
The independent provider maps the wet area with moisture meters and thermal imaging and photographs the damage. Ask for a written scope and price, and approve it before work starts.
Standing water comes out, materials that cannot be saved are removed, and air movers and dehumidifiers run while readings are taken each day until the structure matches the dry parts of the building.
Drying is the middle of the job, not the end. Once readings hold, the equipment comes out and the repairs begin: drywall, insulation, trim, paint and flooring that had to be removed are put back. Ask for that scope to be quoted separately from the emergency work, so you can see exactly what you are paying for at each stage and decide how much of the rebuild the provider handles.
You keep the moisture log and the photographs. If an insurance claim is involved, that record is what an adjuster will ask for, and having it from day one is usually what keeps a claim moving. Our claim basics guide covers what to document.
Stop the water if there is a valve you can safely reach, move small items and rugs off wet flooring, and keep everyone away from wet areas near outlets, plug-in appliances and the breaker panel. Do not run the air conditioning if the water came from outside or from a sewer line, and do not start tearing out wet material, because it needs to be photographed where it is.
